Our Site Analysis allows our clients to compare the cost of purchasing and renovating the home they wanted to buy with the value of the house they would create. Our assessment enabled our clients to identify a maximum bid point at auction, and saved them from over-capitalising on a damaged house that needed a lot of work.
The large ‘60s house was in a great location but in poor condition – and it had caught our clients’ eye as a long-term investment for their family. The property sat with its back to a park – a major drawcard for the couple and something they wanted to capitalise on by opening up the back of the house.
Our analysis showed that previous roof modifications had caused leaking, and the house had been significantly degraded by the subsequent water damage– damage which would require significant renovation and stabilization.We prepared a possible scope of works that showed how the house could be made liveable immediately while also allowing for future first-floor additions, and gave a full report, including sketches, scopes of work, costings, consultant’s quotes and remediation advice.
Using our feasibility assessment and local property value data, our clients could enter the auction with a defined maximum bid, comfortable that they had money aside for the remediation works.
